How Homees Prices Home Services in Singapore (and How to Use Our Numbers)

Every price on Homees is an estimate, and we want you to know exactly where each estimate comes from. We do not take numbers from other blogs. We build them from three sources, in this order of trust.

1. What contractors actually charge

When a company on Homees publishes a price list on its own website, we copy it exactly and date it. Across all listed companies that gives us, for each service, the spread of published prices: the cheapest quarter, the middle, and the dearest quarter. When at least six companies publish a price for the same job, we use that spread as the market range on the service page and in the guide. When fewer do, the guide says so and gives a wider range.

This is the most honest number available: it is what you would be quoted if you called those companies today. It is also why some of our ranges are wider than other sites' ranges. Real prices are wide.

2. The cost floor: what a job must cost to be done properly

A price far below the floor is a warning sign: either the scope is smaller than you think, or something will be added later. We build the floor from the trade's wage:

The loaded hourly cost is the wage spread over 176 working hours a month, multiplied by 2.2 to cover employer CPF, transport, tools, idle time between jobs and a normal margin. A job's floor is that hourly cost times the hours it takes, plus materials. Example: an aircon chemical wash takes about one hour and S$10 of chemicals, so its floor is roughly S$45. Published prices start at S$80, which is consistent with a technician doing two or three washes in a trip.

3. Whole-home renovation budgets

A full renovation is not one job but thirty, and the total depends mostly on how much carpentry you choose. Two honest reference points:

• Published whole-home packages from contractors listed on Homees run from about S$11,000 to S$21,000 for an HDB flat. These are fixed-scope packages: flooring, painting, basic carpentry. Good value if the scope suits you.
• Qanvast's 2026 projections, built from the medians of hundreds of 2025 renovation projects, put a designer-led 4-room BTO at S$50,000–S$60,000 and a 4-room resale at S$70,000–S$81,600.

4. What we do not do

• We do not adjust prices to favour any company. Companies cannot pay to be listed or to rank higher.
• We do not invent a market rate where we have fewer than six published prices. The guide tells you when a range is an estimate.
• We do not guarantee any quote. Use our ranges to sanity-check quotes, then get three itemised quotes and compare scope line by line.

5. When the numbers were last checked

Every guide and service page that states a price carries a "Prices checked" date. The October 2026 check re-read all published price lists, the MOM 2025 wage table and Qanvast's 2026 report.
