A false ceiling does two jobs: it hides aircon trunking, pipes and wiring, and it gives you somewhere to tuck recessed downlights and cove lighting. There are two ways to do it — a **full false ceiling** across the whole room (priced per square foot) or an **L-box** around the perimeter only (priced per foot run). The L-box is the HDB favourite for a reason we'll get to.Rough 2026 numbers: a standard plasterboard false ceiling runs S$6–S$9 psf installed (S$8–S$12 psf once you add an L-box and cove lighting), while an L-box on its own is S$5–S$12 per foot run. Downlights are S$30–S$80 each on a false ceiling. A 4-room HDB with a plasterboard ceiling and living-room cove lighting typically lands at S$3,500–S$6,500.
| Work | Typical cost | Notes |
|---|---|---|
| Full false ceiling (plasterboard) | S$6 – S$9 psf | Whole-room coverage |
| With L-box + cove lighting | S$8 – S$12 psf | All-in |
| L-box only (perimeter) | S$5 – S$12 pfr | Keeps centre height |
| Cove lighting pelmet | S$130 – S$450 per room | On top of the ceiling |
| Downlight — false ceiling | S$30 – S$80 each | Easy access |
| Downlight — concrete ceiling | S$80 – S$150 each | Needs core drilling |
Indicative 2026 ranges. Painting and electrical wiring are usually excluded from ceiling quotes — see below.
Full false ceiling vs L-box
This is the decision that shapes both cost and how your room feels.
Full false ceiling drops the entire ceiling by a few centimetres, giving you a flat, seamless surface and downlights anywhere. It costs more (you're covering the whole area) and it eats the most height.
L-box runs only around the perimeter, leaving the centre at full height. It's cheaper, it's enough to hide perimeter trunking and host cove lighting and downlights along the edge, and — importantly in an HDB — it protects your ceiling height. For a standard 4-room living room, an L-box totals about S$600–S$1,200 depending on the perimeter.
Most HDB homeowners go L-box unless they specifically want a fully flat ceiling. It's also the better choice if you're hanging a ceiling fan, since the centre slab stays intact for reinforcement.
Ceiling materials
| Material | Cost (psf) | Notes |
|---|---|---|
| Gypsum / plasterboard | S$6 – S$9 | The standard; smooth, paintable |
| PVC | S$3.50 – S$6.50 | Waterproof, budget; good for yards/bathrooms |
| Metal | S$10 – S$40 | Durable, commercial look |
| Wood | S$80 – S$650 | Luxury, niche; needs upkeep |
Gypsum/plasterboard is what nearly everyone uses for living and bedroom areas — it's smooth, paintable and takes cove lighting well. PVC is the practical pick for wet or utility areas. Fire-rated boards (commercial spaces) cost 30–60% more.
Cove lighting and downlights
A false ceiling is what makes recessed lighting possible — so the two go together in most quotes.
- Downlights on a false ceiling: S$30–S$80 each, because the cavity makes wiring and mounting easy.
- Downlights on a bare concrete HDB ceiling: S$80–S$150 each — core drilling and concealed wiring add 20–50%.
- Cove lighting pelmet: S$130–S$450 per room. It's mood lighting, not task lighting — great for ambience, useless for reading. It needs the ceiling cavity to sit in.
A money note: per-light rates drop when you install several at once, since the call-out and setup costs spread across the job. (Light points and wiring are an electrician's scope — see the electrical guide.)
The HDB rule that catches people
HDB requires a minimum clear ceiling height of 2.4 metres after the false ceiling goes in. Drop below that and the renovation permit gets rejected. This bites hardest when you're also overlaying the floor — the ceiling comes down, the floor goes up, and the gap shrinks from both ends. If you're doing both, check your clearance before committing to a full false ceiling; an L-box is the safer choice. (See the flooring guide on overlay height.)
Sample budgets
4-room HDB, plasterboard ceiling + cove lighting (living + dining):
- Around S$3,500–S$6,500 installed, depending on area and design.
Living room, L-box only (≈60 ft perimeter) + 8 downlights + cove pelmet:
- L-box ≈ S$600–S$1,200
- 8 downlights @ S$30–S$80 ≈ S$240–S$640
- Cove pelmet ≈ S$130–S$450
- Total: roughly S$970–S$2,290
The costs people forget
- Painting is usually excluded. The ceiling quote covers the boards and plastering, not the paint — budget that separately (see the painting guide).
- Electrical wiring is excluded too. Running the cables for your downlights is the electrician's bill, on top of the ceiling.
- Minimum charges. Small jobs (boxing up a pipe, a short run) often carry a ~S$200 minimum to cover transport and labour; below-MOQ areas add a lump sum.
- Fire-rated boards cost 30–60% more — relevant for commercial spaces.
- Ceiling-fan reinforcement — hanging a fan from a false ceiling needs backing; an L-box sidesteps this by keeping the centre slab.
- High ceilings / condos cost more — extra scaffolding time.
Rules worth knowing
- 2.4m minimum clear height after installation (HDB) — or the permit is rejected.
- Renovation permit required; your registered contractor applies for it.
- Commercial spaces follow BCA compliance, and fire-rated ceilings may need SCDF approval.
How to keep the bill sensible
- L-box over full ceiling unless you really want a flat ceiling — cheaper and protects your height.
- Mind the 2.4m rule, especially if you're overlaying the floor too.
- Install downlights in one go to get the better per-light rate.
- Confirm what's excluded — painting and wiring usually are.
- Get itemised quotes separating ceiling, cove lighting and downlights.

FAQ
How much does a false ceiling cost in Singapore? A standard plasterboard false ceiling runs about S$6–S$9 psf installed, or S$8–S$12 psf with an L-box and cove lighting. A 4-room HDB with living-room cove lighting typically totals S$3,500–S$6,500.
How much is an L-box false ceiling? An L-box is about S$5–S$12 per foot run. For a standard 4-room living room, expect roughly S$600–S$1,200 depending on the perimeter. It covers installation and plastering but usually excludes painting and wiring.
What's the difference between a full false ceiling and an L-box? A full false ceiling covers the whole room (more cost, more height lost); an L-box runs around the perimeter only, keeping the centre at full height. The L-box is cheaper and the usual HDB choice.
How much does it cost to install downlights? About S$30–S$80 per light on a false ceiling, where access is easy. On a bare concrete HDB ceiling it's S$80–S$150 each because of core drilling. Installing several at once lowers the per-light rate.
How much is cove lighting? A cove lighting pelmet costs about S$130–S$450 per room, on top of the false ceiling it sits in. It's ambient mood lighting, not task lighting.
What's the minimum ceiling height allowed by HDB? 2.4 metres of clear height after the false ceiling is installed. Going below this gets your renovation permit rejected — watch this if you're also overlaying the floor.
Does the false ceiling quote include painting? Usually not. Ceiling quotes cover the boards and plastering; painting and electrical wiring are typically separate.
