With over 100,000 home moves in Singapore each year, moving is something most of us face sooner or later — and it's a lot less stressful when you know what it should cost. In 2026, a local home move runs roughly **S$250–S$500 for a 1-room/studio**, **S$500–S$1,200 for a 3–4 room HDB**, and **S$1,200–S$2,500+ for a 5-room, condo or landed home**. Add-ons like packing, disposal and storage are extra.

Here's the full breakdown so you can budget and compare movers fairly.

Quick answer: Most HDB moves land at S$500–S$1,200; bigger homes S$1,200–S$2,500+. Packing adds ~S$250–S$350, and prices rise with stairs, long carries, bulky items and peak dates.

Moving prices by home size

Common add-ons

Add-on Typical cost
Packing service S$250 – S$350+ (materials in)

Junk / bulky disposal S$50 – S$500
Storage unit rental from ~S$80/month
Office relocation from ~S$500

What affects your moving cost

  1. Home size & volume. More stuff = more men, bigger lorry, more time. The biggest driver.
  2. Stairs & access. No lift, long carry from lift to unit, or restricted loading bay all add labour.
  3. Bulky / special items. Pianos, safes, large fish tanks, marble tables need special handling.
  4. Packing. DIY packing saves money; professional packing saves time and protects valuables.
  5. Distance. Within Singapore it's usually minor, but cross-island with multiple trips adds up.
  6. Timing. Weekends, month-end, and peak periods (year-end, pre-CNY, BTO key-collection waves) cost more — book early.
  7. Insurance. Ask whether transit insurance is included for valuable items.

How to keep moving costs down

  • Declutter first — sell, donate or dispose before you move; you pay to move volume.
  • Move mid-week, mid-month to dodge peak pricing.
  • Pack non-fragile items yourself, leave the fragile/bulky to the pros.
  • Book your HDB lift and confirm loading-bay access to avoid delays.
  • Get 3 itemised quotes — confirm what's included (men, hours, wrapping, dismantle/reassembly, insurance).

How moving day actually runs

Knowing the sequence helps you spot a professional outfit (and keep your own morning calm):

  1. Pre-move survey. Good movers do a video call or site visit to gauge volume — that's what makes the quote firm instead of "subject to site".
  2. Lift booking. For HDB and condos, book the service lift / lift protection with the management for both addresses; movers can't conjure a slot on the day.
  3. Wrap and dismantle. Crew wraps furniture in blankets/stretch film, dismantles beds and wardrobes, and labels by room. This is half the job done properly.
  4. Load and move. A 4-room flat is typically one 15-ft lorry trip, sometimes two — confirm whether the quote covers trips or charges per trip.
  5. Placement and reassembly. Boxes go to their labelled rooms; beds and wardrobes are reassembled before the crew leaves.
  6. Walk-through before signing. Check walls, floors and furniture for damage while the crew is present — claims raised after sign-off rarely go anywhere.

A tidy crew finishes a 4-room local move in 4–6 hours door to door.

The mistakes that cost money

  • Under-declaring volume. "Forgotten" storeroom and top-of-wardrobe items are the classic cause of on-the-day surcharges or a second trip.
  • Not asking about trip count. A quote that quietly assumes one trip becomes expensive when your things need two.
  • Skipping insurance on the expensive stuff. Marble tables, pianos and TVs deserve declared-value transit cover — the standard goodwill cap is low.
  • Paying a large deposit. Reputable local movers take a small deposit or none; be wary of anyone wanting most of the fee upfront.
  • Moving on the 30th of the month. Everyone's lease ends then; mid-month mid-week rates are visibly kinder.
  • Leaving packing to moving-day morning. The crew charges by time — a home still in drawers when they arrive is billed accordingly.

Packing order that keeps week one sane

Pack the home in reverse order of daily need, and label by destination room, not origin:

  • 3–4 weeks out: books, décor, off-season clothes, storeroom contents — the things you won't miss.
  • 2 weeks out: most kitchenware (keep one pot, one pan, plates for the household), spare linens, toys on rotation.
  • Final week: remaining wardrobe, electronics (photograph cable setups first), documents into a folder that travels with you, not the lorry.
  • Moving-day "open first" box: kettle, mugs, chargers, toiletries, one towel per person, bedsheets, scissors, bin bags and the toolbox. Mark it loudly; it goes on the lorry last and off first.

Number every box and keep a one-line contents list on your phone — when box 23 is missing at 9pm, you'll know instantly whether it held cables or your pillows. Colour-tape by room lets the crew place everything right without asking, which is quietly the biggest time-saver on the whole move.

FAQ

How much does it cost to move house in Singapore? Roughly S$250–S$500 for a studio, S$500–S$1,200 for a 3–4 room HDB, and S$1,200–S$2,500+ for a 5-room, condo or landed home. Packing and special items are extra.

How much does packing service cost? About S$250–S$350+ including materials, depending on home size and how much you want packed.

Why is my moving quote higher than a friend's? Volume, stairs/access, bulky items, packing, and timing all change the price — two same-size flats can differ a lot based on these.

How much to move a piano? Typically S$300–S$600+, as it needs specialist equipment and trained crew.

When is the cheapest time to move? Mid-week and mid-month, away from year-end, pre-CNY and BTO key-collection peaks. Book early for the best rate.

Is my stuff insured during the move? Not always — ask the mover whether transit insurance is included, especially for valuable or fragile items.
